Condensation on Windows: What Causes It and How to Prevent Mould

What causes it?

The same pattern plays out every year in countless homes: windows are wet in the morning, paint beneath the window reveal begins to peel, and dark patches emerge in the corners. Simply wiping away the problem rather than tackling its cause can, over time, put both the property and residents’ health at risk.

Why condensation forms on windows

The underlying principle is straightforward: warm, humid indoor air meets a cold windowpane. As the air cools suddenly against the surface, it can hold less moisture, so the excess water vapour settles into droplets. This process is entirely normal, but it becomes a concern when it happens every day without action being taken.

Moisture left on the pane will sooner or later find its way into the frame, window reveal and wallpaper – creating ideal conditions for mould.

Persistently damp areas are particularly likely to develop where the window meets the wall. Mould spores thrive in these spots. They are already present in the air, but only find ideal conditions when sufficient moisture is available. People with asthma or allergies are often the first to notice the effects: an irritating cough, stinging eyes and breathing difficulties. Children and older people are especially sensitive.

The most effective basic rule: keep humidity under control

The most reliable way to prevent condensation is to stop moisture building up in the first place. Consistent ventilation and a few established routines achieve this far more effectively than expensive specialist products.

  • Air rooms fully several times a day rather than leaving windows permanently on the latch
  • Monitor humidity levels (the ideal range is 40–60 per cent)
  • Wipe condensation from windowpanes immediately
  • Deliberately limit everyday sources of moisture

Many people allow moisture on the glass to “dry by itself” in the morning. That is precisely the mistake. Dampness does not stay on the glass alone; it seeps into joints, seals and plaster. Keeping an absorbent cloth on the windowsill and using it quickly prevents a large proportion of subsequent damage.

Bedroom: the hidden moisture hotspot

More moisture is produced in the bedroom than many people realise. During the night, one person releases around one to two litres of water into the room through breathing and perspiration – and naturally more when two people are sleeping there.

Do not turn the heating off completely

Turning the heating off entirely before going to bed often causes condensation unintentionally. If the room cools down considerably, the windowpane temperature falls even further, causing the humidity to settle directly on the glass.

A much better approach is to keep the heating at a low, steady setting. The air remains slightly warmer, the difference in temperature between the room and the pane is reduced, and less water forms.

Keep damp laundry out of the bedroom

A common mistake is placing a clothes airer in the bedroom because “the door is closed anyway”. As the clothes dry, a substantial amount of water enters the room air – and then ends up on the windowpane.

A well-ventilated room or a separate drying room is the better option. Anyone using a tumble dryer should ensure it either vents properly outdoors or uses a condensate container that is emptied regularly.

Kitchen: stop steam at its source

Cooking is among the largest moisture sources in a home. Boiling water, simmering sauces and a casserole cooking in the oven all release vast amounts of water vapour into the air. The good news is that a few simple actions can greatly contain the issue.

  • Switch on the extractor hood or fan every time you cook.
  • Keep lids on pans while cooking to retain steam inside.
  • Open the window wide briefly during and after cooking.
  • Keep the kitchen door shut so moisture does not spread through the rest of the home.

These habits cost nothing but make a significant difference. In smaller homes especially, moisture can otherwise rapidly accumulate throughout the living area, becoming apparent as misted-up windows at the other end of the property.

Bathroom: control steam before it spreads

The bathroom is often the most extreme case: a hot shower produces enormous quantities of steam within minutes in what is usually a small room. Without measures to counter it, water vapour settles on mirrors, tiles and windows – or travels into adjoining rooms.

Separate the shower area effectively

A close-fitting shower curtain or full-length glass screen acts as a protective barrier. Steam initially stays within the shower area instead of spreading freely around the bathroom. This noticeably reduces the moisture load.

Use the extractor fan and window wisely

If there is a bathroom extractor fan, it should run not only while showering but for at least 10 to 15 minutes afterwards. During this period, it removes a large share of the moisture outdoors.

Leaving the window slightly open supports this effect: steam escapes directly outside rather than settling on the next cool surface. It is better to keep the door to the hallway closed during this time, so moisture does not spread throughout the home.

Technical aids: dehumidifiers and hygrometers

Where moisture problems occur regularly, an electric dehumidifier may be worthwhile. Modern units are relatively quiet and use less electricity than earlier models. They remove water from the air and collect it in a container that needs emptying regularly.

A dehumidifier is especially useful in spaces that cannot be ventilated well, such as internal bathrooms without windows, basement rooms or areas with structural cold bridges.

A hygrometer is a small, inexpensive aid. It displays the current humidity level, making it easy to identify when ventilation is needed. Readings above 60 per cent for prolonged periods significantly increase the risk of condensation and mould.

Upgrading windows: from film to triple glazing

For a more long-term solution, it is worth considering the glazing. The warmer the inside pane remains, the less condensation forms. Double or triple glazing substantially reduces the temperature difference between indoor air and the windowpane.

For rented homes, or as an interim measure, special anti-condensation films can be applied to the glass. They do not improve the surface temperature as much as replacement windows, but they can help reduce droplet formation.

Practical everyday tips to prevent mould on windows

Following these points consistently will significantly reduce the risk of wet windows and mould patches:

  • Ventilate immediately after getting up and check the panes
  • Always wipe condensation away straight away with a microfibre cloth
  • Do not press internal blinds or heavy curtains directly against the glass
  • Do not cover radiators with furniture or long curtains
  • Remove moisture from tiles and grout after showering

When blinds and curtains are drawn directly in front of a cold pane, they create a cold chamber behind them. Air can barely circulate and cools sharply, making condensation and mould almost inevitable.

Why mould is more than a cosmetic issue

Mould spores affect the airways, irritate mucous membranes and can trigger or worsen allergies. Especially in bedrooms, where people spend many uninterrupted hours, marks around window reveals should be taken seriously rather than merely “monitored” for months.

Anyone who regularly experiences headaches, irritated eyes or coughing while also finding mildew patches on walls or windows should act promptly: eliminate sources of moisture, have mould removed professionally and, where problems persist, investigate possible building defects.

In the long term, handling indoor air thoughtfully pays off in several ways: less damage to the building, lower heating costs through sensibly managed ventilation and, above all, a noticeably more pleasant living environment. By consistently drying windowpanes, ventilating purposefully and using suitable technology, condensation on windows can be greatly reduced – leaving mould with no chance to take hold.
